Adrian Zecha Launches Azuma Farm Koiwai In Japan

When Adrian Zecha founded Amanpuri in 1988, he effectively defined a new category of hospitality—one where the landscape is not a backdrop but the central experience. With Azuma Farm Koiwai, opening April 23 in Iwate Prefecture, he returns to that original thesis, this time translating it into a rural Japanese context shaped as much by agriculture as it is by design. The retreat sits within the expansive grounds of Koiwai Farm, at the base of Mount Iwate—a setting that carries its own narrative. Once covered in volcanic ash, the land has been steadily regenerated over more than 130 years into one of Japan’s most biodiverse rural environments. That sense of long-term stewardship underpins the project. Architect Shiro Miura has designed 24 villas dispersed across eight hectares of woodland, constructed using timber sourced directly from the surrounding forest. Red pine and cypress were selected in collaboration with local foresters, with placement and materiality guided by a close reading of the land itself.

 

 

The experience extends beyond architecture into a broader ecosystem of place-based living. Dining draws heavily from Koiwai’s own dairy production, alongside seafood from the nearby Sanriku coast and seasonal mountain ingredients from across Tohoku. Cultural programming leans into regional craft: in nearby Morioka, guests spend time with an 11th-generation Nanbu ironware master, shaping a kettle by hand—less demonstration, more participation. Wellness is approached with similar restraint. Three sauna pavilions—Forest Springs—pair wood-fired heat with cold immersion pools set against the surrounding woodland, reinforcing a rhythm that is tied to environment rather than schedule. With rates starting at approximately ¥200,000 per night, Azuma Farm Koiwai positions itself not as a conventional resort, but as a continuation of Zecha’s original idea: that the most compelling luxury lies in immersion, locality, and a landscape allowed to speak for itself.
